Snowmass Base Village Update:

Despite the setbacks with financing and construction, the Base Village project continues to work on solutions to improve the appearance of the abandoned buildings around the arrival center.  With the Viceroy Hotel being completed and open for business in November 2009, it is the remaining landscape that concerns the locals of Snowmass Village.  In an Aspen Daily news article of July 21, 2010, details were outlined where a court appointed receiver is working with the Town of Snowmass to create solutions for the aesthetic appearance of the remaining buildings and access from the Viceroy Hotel to the Base Village Center.  The Viceroy Hotel provides a fresh venue for events and meetings as well as gives a glimpse into what the Snowmass experience will be all about.  Snowmass Village provides one of the best all around family experiences in all of Colorado. Whether your family enjoys skiing, mountain biking, hiking, or just leisure days at the concerts, Snowmass provides the ultimate mountain experience!

June 2010 Aspen Real Estate Highlights

Not everyone is waiting for the supposed second dip in the economy. For the month of May 2010 real estate sales continue to demonstrate that many savvy buyers are taking advantage of the market conditions. Our market again saw 5 sales over the 5 million mark including two sales on Mclain Flats for $6 million and Annie Denver’s property for $7 million. Other noticeable sales were 1207 E. Hopkins for $5.2 million, 405 S. Monarch ( Penthouse 2 ) for $6 million, and the tremendous deal of the spring at 437 West Bleeker that sold for $5.4 million down from the original ask price of $9.475 million which calculates to be 56% of the original asking price. Snowmass / Sinclair Meadows Sells:

The 8.6 acre Sinclair Meadows 17 lot development was bought by Alpine Bank in foreclosure sale in April and later resold in May to Sinclair Meadows Holding Company LLC according to an Aspen Times article published on May 21, 2010. Alpine Bank representatives chalked up the sale as a victory.  The 17 home site development has approvals in place for 2400 to 4500 square foot homes.  It will be interesting to see how the developments unfold for the future of the development and the Snowmass market.

As the ski season came to an end and Winter gave way to Spring, the mid-valley real estate market has seen strong sales and under contract activity.  Most noticeable are the 74 plus residential sales that have closed from January 2010 to May 1, 2010.  42 of the 74 sales were $400,000 and above with an average sales price of $613,000 and a $526.00 sold price per square foot. Also notable are the 45 residential properties that are currently under contract with 30 of the 45 priced above the $400,000 mark.  The increased activity in the first four months of 2010 is a strong indicator for the continued real estate market recovery. Prices have finally adjusted to the point of attracting buyers to enter the market place since the real estate market decline of 2008.  All indicators are looking positive!   

April 2010 Snowmass Real Estate Highlights:

Two significant sales occurred in the Snowmass Village real estate market in April 2010.  The most significant was the sale of 91 Timber Ridge Lane for a list and sold price of $9.1 million at a staggering $1654.00 price per square foot.  Also noteworthy was the sale of the 408 Spruce Ridge estate for $6 million at $1050.00 per square foot.  There were also an additional 6 residential sales in the Snowmass Village market that consisted of condos and single family properties.  The average sales price for the remaining six properties was at $1.38 million and averaged out at $681.00 price per foot.  These sales represent an ever increasing appeal for buyers to contract and close on great buys in the Snowmass real estate market.
